and the seller has already submitted all of their paperwork AND the bank has already done the appraisal? Does this mean it will be quicker? They had the house listed for 250,000 and now it is listed at 175,000. I put in an offer at 169,500. Its below what they have listed but the bedrooms are real small and its a duplex.

A “short sale” has nothing to do with a time frame. It means that the mortgage holder is selling the property for less than is owed on the mortgage. Sometimes they wait for multiple offers and take the highest.

I close on my current house in a week and I would like to move into the “short sale” house right away and rent it. I don’t want to put my stuff in storage or rent another place. But our buyer’s agent tells us that the bank does not want us to rent. There is something about “you cannot rent a short sale house.” I want to find out if that is true or not. Any help is greatly appreciated.

institutional financing sale are all
sales, contract based deals.

ALL contracts can be negotiated.

Thus, ask the seller!

My husband and I are thinking of buying a short sale. We want to make a reasonable offer. The list price was 115000 last week and this week has dropped to 110000. It has been on the market for about 3 months. We really want this house and want to make a strong offer. We also want the bank to pay closing costs. Any opinions? Any past experiences?

The bank will not pay closing costs because they aren’t selling the house, the owner is; however, the bank has to approve the amount (of the offer). It is highly unlikely that you will receive closing costs because the owner’s don’t have any equity in the house and it’s doubtful that they’ll be able to bring the money to the table if they’re short-selling. You can ask, but don’t keep your expectations too high. Make your offer based on the comps that have recently sold in the neighborhood (your realtor can run the comps for you). Remember that you may wait several weeks and even months to hear if the bank has accepted your offer… closing may take months on a short sell. If you have the time to wait though, you can get a great deal.

I’m pre approved for the Veterans home loan through my bank. I really like this short sale house but my realtor told me “Doing a VA loan with a short sale in our present market environment is quite difficult.” Is he just being lazy or are their some strings attached with the VA home loan that I can’t do a short sale. Thanks in advance for responding.

There could be a reason or two why.
Like the house needed some repairs of some sort.
Other than that a va loan is fine.

I put a bid down for a short sale, pre-foreclosed house 3 weeks ago and haven’t heard a response from the seller’s bank yet. The seller’s relator doesn’t have any answers for me. He does tell me that there was one other offer placed 2 1/2 months ago, but hasn’t heard whether the bank accepts that offer!!!! My offer was slightly more than their asking price, so I know it was reasonable. Please give me some advise regarding how long I should wait to hear if they accepted my bid. Does it usually take this long? Anyone have any experience buying a short sale house?

Well if it’s a SHORT sale, the seller is getting NOTHING, and the bank is getting LESS than they owed. So if you realy want it, don’t think LOW. Short sales can take a LONG time to get the paperwork, contracts, closing, frustrating.
